ABSTRACT
This research work was carried out to know the various problems in housing maintenance in Ikot Ekpene. During the research, a question was set to guide the study. A descriptive survey designed was also adopted for the study. It was observed that people do not use good materials for the construction of building. Poverty is one of the factors responsible for the formation of housing maintenance problem. It was also observed that financial incapability of dwellers are concerned with how to feed themselves than maintenance of the house and also the low earners. Thus, many landlords have shifted the responsibility of maintaining their houses to the tenants. The tenant on the other hand having paid their rents, views house maintenance as the responsibility of the landlord, when this neglect, it continuous over time, it result to blighted housing condition or the structure and the general environment deteriorate. For instance, the roofs of the building may rust, leak and cave in, the doors and windows may rot and the walls get quite dirty and even crack. These situation lead to poor maintenance problems. Finally, it observed that the old designs is not flexible enough to accommodate new technological changes. It also seen the poor quality of the original construction as a result of inferior building materials, when the poor or inferior materials are used in construction, they easily deteriorated due to vagaries of weather and other factors, and thus enhance the process of blighted condition. Therefore, the problems of housing maintenance is that, they do not have expert agent for the construction of the building or for maintenance of houses which result as a poor quality of original construction and inferior using of building materials for constructions of building. Â

This research was carried out to ascertain the various problems in maintaining a housing property in Ikot Ekpene Local Government Area, Akwa Ibom State. The research was based on private houses in Ikot Ekpene.
