AN EXAMINATION OF RESIDENTIAL SATISFACTION WITH PUBLIC HOUSING ESTATE, A CASE STUDY CROSS RIVER PROPERTY INVESTMENTS LIMITED (CROSPIL) PREMIER ESTATE IN CALABAR, NIGERIA

ABSTRACT

Residential satisfaction, that is the feeling of contentment when an individual has or realizes what he or she desires in a house, has been fundamental in predicting individual’s perception of general quality of life, evaluating the success of housing developments by both the private and public sector, predicting potential residential mobility and determining inadequacies in residential neighbourhoods. This study examined residential satisfaction with public housing estate using Cross River State Property Investment Limited (CROSPIL)as a case study. Six (6) major housing satisfaction components were identified and measured which includes; housing unit location, physical components, environmental factors, neighborhood/socio-economic factors, structural/functional attributes, maintenance & repairs and facilities/amenities. Data came from a structured questionnaire administered through a systematic purposive sampling technique to 133 occupants of CROSPIL housing estate. Eighty six (86) questionnaire were successfully retrieved for analysis, yielding about 65% response rate. Data were analysed using descriptive statistics of the mean scores of satisfaction based on a five point Liker scale. Result of the analysis indicates that residents were satisfied with CROSPIL housing unit location, physical components, environmental factors and neighborhood/Socio-economic factors which all had a positive beta coefficients. They were however dissatisfied with the structural/functional attributes, timing maintenance and repairs of facilities and amenities of CROSPIL housing estate. The significant levels of association were determined at 0.05 probability level. The results showed significant correlations between tenants’ satisfaction levels with CROSPIL housing estate observed significant value (p=0.000) which was less than the significance level (0.05). The researcher recommended that, a study of individual neighbourhood and dwelling unit components of residential environments that affect residential satisfaction in order to develop housing that is desirable and meets the expectations of the occupants is necessary.
