ASSESSMENT OF HOUSING MAINTENANCE PROBLEMS IN IKOT EKPENE

ABSTRACT

This research was carried out to investigate the various problems associated with housing maintenance in Ikot Ekpene Local Government Area. To achieve the main objectives of this study, the project was divided into five chapters. Convenience sampling technique was used to select two- hundred and twenty (220) respondents as the sample size for the study. The study utilized both secondary and primary sources of data. The method of data analysis adopted was the simple frequency table and percentages. It was observed that people do not used good materials for construction of building; poverty is one of the factors responsible for the formation of housing maintenance problems. It also observed that maintenance of most building are neglected due to lack of adequate fund for execution of maintenance work, vandalism and wrong attitude to maintenance due to lack of foresight and ignorance of the benefits of good maintenance culture. Thus many landlords have shifted the responsibility of maintaining their houses to the tenants. The tenants on the other hand having paid their rents, view property maintenance as the responsibility of the landlord, this result to blighted housing condition. Based on the analysis of this research, minimum maintenance standards should be set for residents of private housing estates.
