EFFECT OF INFRASTRUCTURE DEVELOPMENT ON PROPERTY VALUE (A CASE STUDY OF EKET LOCAL GOVERNMENT AREA, AKWA IBOM STATE)

ABSTRACT

This research was carried out to find out how the effects that rural urban migration has on residential properties in Uyo urban. For the purpose of this study, personal interview and questionnaires were developed and used to obtain information on the respondent’s attitudes and behaviour towards residential properties. The population for the study comprised the following; (a) Uyo Capital City Development Authority (UCCDA) (b) National Population Commission (NPC) (c) Occupiers (the landlord/tenant). The sample size was made up of 350, but it was only 320 that were collected. In data analysis, the information gotten was represented in table forms and bar chart. Findings show that the effects of rural-urban migration on residential properties manifests in the increase in rental values, capital values, shifting of the population to the outskirts of the town and the settlement in slums etc. It is recommended that the government should provide social amenities to our citizens in the rural communities so as to curtail the influx of people in the urban centers.
