EFFECTS OF LANDLORD AND TENANT RELATIONSHIP ON RESIDENTIAL PROPERTIES (A CASE STUDY OF IKOT EKPENE LOCAL GOVERNMENT AREA, AKWA IBOM STATE)

ABSTRACT

This research was carried out to examine effects of landlord and tenant relationship on residential property in Ikot Ekpene Local Government Area as a case study. The research approach was descriptive survey. Selected residential houses were chosen for the study, structured questionnaires were used as instrument to collect data. Hence a total of one hundred and twenty (120) copies of questionnaires were distributed to the respondents randomly for date collection and a total of eighty (80) were returned for data analyses. Frequency tables and simple percentages were used to analyzed and answer the research questions. The study revealed that; residential property is faced with positive and negative effects which are; a cordial relationship between landlord and tenant makes both parties to enjoy stay in the property and that increase the property value. Conflict between landlord and tenant causes effects on building such as loss of lives and destruction of property through fighting, loss of value on the property as various component of the property may destroy due to the fight and it may cause economy set back in terms of redevelopment of property. However, the following recommendations were suggested by the researcher; landlords should ensures that they maintained harmonious relationship with their tenants, tenant should work in accordance with their terms and lease agreements, and also by making sure that a lease agreement is signs and adhered to prevent unnecessary conflicts which can lead to the reduction in property value.
