ABSTRACTS

     The aim of this research was to investigate the Effects of location on real property development in Abak urban, Akwa Ibom State. In the course of this study, the researcher employed two main sources of date collection which were primary and secondary sources of data. Descriptive survey design was adopted to obtain relevant information in the area. A sample size of (110) respondents comprising of Estate Surveyors and Valuers, property owners and Town planners were randomly selected and given questionnaire for the study, out of which (92) copies were completed and retrieved for analysis in the study. Data collected were analyzed with the use of frequency distribution tables and simple percentages. The study revealed that, the presence of urban renewal projects leads to appreciation in property development. The study also indicated that, the effects of location on real property development in Abak urban as reviewed are: over population, poor location management, crime and insecurity, Environmental degradation etc. It is therefore recommended that, the government should enforce on the land use policy as one of the measures for improving environmental conditions and property development. Also, the redevelopment properties should be made to conform to modern planning standards.

The impact of location in housing market is very significant, since housing units are fixed in location; they differ in terms of their surroundings and location community in which they are located, and their nearness to employment and shopping place. (Nwaniba, 2014).
