Abstract:

The abstract focuses on peri-urban areas, which bridge the gap between organized urban zones and agricultural regions. This study assesses private development trends within the peri-urban area of a town. Through a random sampling technique, 400 closed-ended questionnaires were distributed, resulting in 235 retrieved responses. Employing both descriptive and inferential analyses along with GIS tools, the research finds persistent expansion of residential land use in Bida’s peri-urban region. Spatial analysis highlights the substitution of agricultural land for residential purposes, indicating overlapping land use functions. Three primary drivers of peri-urban growth are identified: urban expansion, significant public investment, and the availability of social amenities, ranked at 94%, 93.6%, and 92.6% importance, respectively. Factor analysis uncovers 76.145% variability in 22 factors influencing peri-urban development. Eight key factors include neighborhood characteristics, environmental and market influences, physical infrastructure, communication networks and security, urban considerations, migration and labor pricing, community services, and climate and planning. The study concludes that without addressing these factors, urban sprawl in peri-urban areas will persist. The recommendation emphasizes government-led initiatives, such as building specifications and comprehensive master planning to delineate various land uses.
