Abstract:

Land use transformations represent a widespread global occurrence that evolves over time. Within numerous urban centers in Nigeria, including Bida town, there has been an expansion of commercial land utilization that encroaches upon adjoining residential zones. This phenomenon significantly impacts the housing supply and overall housing stock. This study endeavors to analyze the shifts in land use patterns specifically in Bida town, with a focus on comprehending their repercussions for housing provision.

Primary data was procured through a structured questionnaire distributed among the study’s target population. The aim was to gain insights from both experts and non-experts regarding their perceptions and experiences related to the dynamics of land use changes. This encompassed drivers, trends, and the consequences of these changes in Bida town. Furthermore, archival data was gathered from planning authorities, outlining registration protocols and criteria for land use transitions. As part of this process, an inventory of properties converted within selected neighborhoods was established.

The analysis encompassed two hundred and thirty-four retrieved questionnaires and utilized descriptive and inferential statistical techniques such as Simple Percentages, Statistical Mean Score, Paired Sample t-Test, and Coefficient of Variations. The findings highlighted that key catalysts for the encroachment of commercial land use into residential areas included escalating demand for business premises, spatial constraints in central business districts, modernization of older residential structures, and improved accessibility in residential zones. These factors were ranked highest in terms of prompting the conversion of residential properties into commercial use, with mean scores exceeding 3.50.

The study also unveiled common outcomes of residential-to-commercial land use changes on housing provision, including amplified traffic congestion and slum proliferation in residential sectors, challenges in enforcing land use regulations, proliferation of economic activities within residential zones, heightened crime rates in residential areas, reduction of available residential lots near central business districts, and escalated land/property values within residential neighborhoods.

Inferential analysis demonstrated a convergence of viewpoints between experts and non-experts regarding the effects of commercial land use changes on housing provision, with a “P” value exceeding 0.05.

As a recommendation, it is proposed that suitable space for commercial land utilization along access roads within residential regions should be thoughtfully integrated into planning schemes. This approach aims to curtail business activities within core residential zones, thereby preserving the quality of the housing environment.
