Abstract:
Economic progress within nations relies significantly on construction projects executed through various contractual arrangements. However, the construction industry faces a substantial challenge in the form of project delays. The causes and consequences of these delays in construction undertakings are of paramount importance; unaddressed, they can lead to resource wastage and inefficient utilization. This situation has resulted in adverse effects on stakeholders vested in the construction sector. This study aims to assess the primary causes and repercussions of delays in construction projects within tertiary educational institutions, with the intent of mitigating these issues to enhance project execution. Moreover, the research examines the factors contributing to project delays in educational facilities within Niger State. Employing a structured approach, 150 questionnaires were distributed to professionals in the construction domain, including architects, quantity surveyors, project managers, contractors, and civil engineers. A total of 135 completed questionnaires were analyzed for results and subsequent discussion. Employing analytical methods such as mean calculation, ranking, correlation analysis, t-tests, and analysis of variance (ANOVA), the collected data were analyzed. The findings revealed that inadequate funding, delayed payment for completed work, cash flow challenges during construction, and disruptions to project progress are the primary catalysts for delays in construction projects within educational institutions. The most effective mitigation measures, in order of priority, involve the appropriate selection of construction methodologies, the establishment of systematic control mechanisms, a heightened focus on past experiential knowledge, and the cultivation of human resources within the construction sector. The study further concludes that significant outcomes of construction delays encompass project abandonment, suboptimal planning, scope variations, inadequate project management competence, and delays in client payments. Moreover, the research establishes a positive correlation between client-related factors and other variables contributing to project delays. In conclusion, the study recommends the judicious application of suitable construction methods and systematic control mechanisms to facilitate proficient project management. Additionally, embracing effective strategic management practices at the apex of the construction industry through meticulous planning and scheduling is advised.
